The Phase I ESA found the former use of the site as a filling station with two gasoline UST's on the northern portion of the Site and the lack of proper closure documentation for these former UST's. The Phase 2 revealed levels of contaminants below the established generic clean up criteria except for n-butylbenzene and 1,2,4-trimethylbenzene in soil from SB-4 (7-8 feet bgs) which exceeded their respective Residential Drinking Water Protection Criteria. However, based on their analysis results of teh investigation and in accordance with Part 201 of the ACT, the Phase 2 report concluded that the seller is not considered a liable party and therefore is not obligated to complete additional investigation work or regulatory reporting at the Site.
