The Site consists of an approximately 1.85-acre parcel of land improved with a single-story, 2,400-square foot (2247 per floorplan, 2414 sf per survey) bank branch on 1.84 acres that was constructed in 1979. The interior of the building is comprised of a lobby/teller area, offices, a break room and bathrooms. The remainder of the Site is improved with asphalt-paved parking and driveway areas, concrete walkways and landscaping. A drive-thru teller lane is located along the eastern side of the Site building.
 
The Site is located at 45075 Pontiac Trail, City of Novi, Oakland County, Michigan.
According to the Novi Assessor’s Office, the Site is identified as parcel identification
number 50-22-03-101-01. Access to the Site is from the north via Pontiac Trail and from the southeast via West Park Drive. The building is heated and cooled by an electric roof-mounted heating, ventilation and air conditioning unit. The building is serviced with electricity provided by DTE and municipal water and sewer provided by the City of Novi.
 
The Phase 1 assessment has revealed no evidence of recognized environmental conditions (RECs) in connection with the Site.
 
Based on the results of the subsequent Phase 2 investigation, a reportable condition to the Michigan Department of Environmental Quality (MDEQ) does not exist for arsenic at the Site because the concentrations detected in soil is within the background range for arsenic and is therefore indicative of natural metals occurring in the soil.
