Spokane Property Info from 3/12/09 title commitment, 3/17/09 survey, 3/26/09 Phase 1, 1/12/10 BOV (all posted to AMC website)
 8508 E. Sprague Avenue, Spokane Valley, Washington 99212 is a 33,430+_ sf  (.77 +- acre) parcel of land (Spokane County Parcel No. 45184.9092). There is an 8,400 square foot parcel (Spokane County Parcel No. 45184.9116) owned by Union Pacific Railroad Co. (UPRR) at the rear of the parcel which was leased  by the bank for many years starting in 1995 for additional parking, however, the leasehold is no longer active. There are 14 parking spaces in the UPRR leasehold, and the paved parking area extends onto UPRR land up to 21.7 feet per the survey notes. The fence at rear of paved area is actually on UPRR property, the subject site’s back property line runs thru parking lot. There are also 1.4 foot curb encroachments onto east and west adjoining properties per survey. 
 
Survey shows 205.5 feet of frontage on Sprague, 161 to 164 feet of depth, 205.5 feet along back (UPRR) line.
 
Per survey done for bank 0n 3/17/09, asset is located in Flood Hazard Zone C
 
The bank-owned parcel is improved with a single-story (16’ hi per survey), 5,843 sf bank branch  constructed in 1957. The interior of the building consists of a lobby/teller area, offices, a break room and bathroom. A drive-thru teller lane (survey shows 3 lanes) is located along the western side of the Site building. The remainder of the Site is improved with a drive-thru canopy, asphalt-paved parking and driveway areas, concrete walkways and landscaping. The UPRR-owned parcel (NOT PART OF THE TRACT WE ARE SELLING) is improved with asphalt-paved parking and 340 feet of chain-link fence.
 
A March 26, 2009 Phase 1 assessment has revealed no evidence of recognized environmental conditions (RECs) in connection with the Site.
 
An Asbestos Survey of the Site was completed by ATC Associates of Tigard, Oregon
in 1998, and was reviewed by LFR. ACM was identified throughout the building,
including friable insulation in the HVAC room, sink undercoating in the employee
break room, and mastic underlying tile in the computer room, storage vault, and restrooms.
 
The Site is zoned “CMU” (Corridor Mixed Use) for commercial and/or high-density residential use.
 
The site building is of concrete block construction with a brick exterior façade, slab-on-grade concrete foundation, and flat roof. The interior of the building consists of a lobby/teller area,
offices, active cash vault, former cash vault used for storage, work room, a kitchen and
break room, mechanical room, computer room, and men’s and women’s bathrooms.
The remainder of the Site is improved with asphalt-paved parking and driveway areas,
concrete walkways and landscaping. A double drive-thru teller lane is located along the
western side of the building.
 
The building is heated by natural gas provided by Avista Utilities. The building is
serviced with electricity provided by Avista, municipal water provided by the East
Spokane Water District No.1, and sewer service provided by Spokane County.
