1925 Plantation Road is a 2.69± acre tract zoned R-100 (single-family residence) with a rustic, two-story, 3 BR/2 BA home with a basement. 2150 Plantation Road is a 1.2± acre tract zoned R-75 (single-family residence) with a two-bedroom, three-bathroom brick ranch and carport. Tax parcel 5045 099 is a 3.8± acre site also zoned R75, which adjoins 2150 Plantation Road.
 
The three tracts on Plantation Road in Lawrenceville will sell regardless of price. They are all owned by the same out-of-state lender, who recently acquired them through foreclosure. These heavily wooded tracts are surrounded by newer subdivisions of nice homes. All are served by utilities except sewer, which may be available by permit.

This 2.69± tract includes a rustic, two-story, 3 BR/2 BA home with a two-car garage and a full basement. The garage occupies a portion of the basement, which can be accessed by foot from a road that begins opposite Forkview Drive. 
This tract has been zoned R-100 for a single-family residence. It has 335± feet of street frontage and a depth between 310± and 410± feet.
Driving into the tract is not recommended, as the leaves can be slippery. The sewer across the street is available and serves the homes on Forkview Drive and can be obtained with a proper permit. Call Gwinnett County Water Resources for information.

All three tracts will be sold in an online-only auction. Bidders can bid on any or all of the tracts. Any bids placed on any tract at the bidding deadline will automatically extend the bidding on all of the tracts for five minutes so that bidders wishing to buy more than one tract can bid on other tracts. The auction will not end until 5 minutes have passed with no new bids on any tracts.

EXTENDED BIDDING: This auction uses an extended bidding feature. Any bid within the last 5 minutes of bidding (on Thursday, February 27, 2024, at 12 noon ET) causes an automatic 5-minute extension of the bidding. This feature is enabled for all 3 assets, so that any bid placed on any of the 3 assets results in a 5 minute extension for all 3 assets, so if you wish to buy more than one, you will have the opportunity to bid on the others within each extension period. When 5 minutes pass with no bidding on any assets, bidding will close with the high bidder on each asset being declared the winner.

EARNEST MONEY REQUIREMENT: Winning online bidder (Buyer) must deliver an Earnest Money Deposit via wire transfer immediately following the auction (See Auction PSA), in the amount of 10% of the purchase price (calculated by adding the high bid amount plus a 10% Buyer's Premium).
